  • There are no short answers to this question. What matters most in processing permits quickly is having the correct information and documents from the very beginning. It lessens the amount of confusion, back and forth conversations and unnecessary time that could be spent reviewing the application and getting it processed. This also depends on the scope of the work being done. Of course, the more work to be approved, the more detailed the process.

  • It depends on the type of work. Typically, you will need a permit jacket, tech cards, and maybe even drawings. If the work concerns a fit-out or renovation, it's always good to already have a contractor and architect signed on to the job.

  • Yes, your general contractor can get your permit for the job. And if that works better within your budget, then of course I would choose that option. However, since summer 2023, the city has completely changed the way it interacts with the public, it's approval process and even the applications themselves. I know of many contractors who simply don't have the time to go over and make the transition to the new hybrid format. My services ensures that both you and your contractor stay in the loop at every step of the way but also gives you the piece of mind that things are being done properly, efficiently, and quickly.

  • If you are the owner of the property, you can absolutely do the work yourself and under your name. From my years of experience, I can tell you that problems and delays can definitely occur. And part of the reason why is the submission process itself. If there are any errors on the application, the online submission, missing requirements, or missing prior approvals, it can slow things down significantly. Having someone who can guide and coordinate the process helps assure the process is moving as quickly as possible and keeps the project moving in a timely manner.
